A lock-in period is a part of the lease term during which neither side (or only one side) can end the agreement early. For example, a three-year shop lease might have a one-year lock-in: during the first year the tenant cannot leave without paying the remaining rent for that year, or losing part of the deposit, as the agreement specifies.
Lock-ins are common in commercial leases where the landlord gives a rent-free fit-out period or customises the space. They are less common in residential flats, but a landlord may ask for a minimum stay of six months, for example. For example (illustrative): a landlord in Mirpur lets a two-bedroom flat. The agreement contains this clause:

Now suppose the tenant gets a job transfer and gives written notice on 15 July 2026. Two months from that date is 15 September 2026. If the agreement says rent is payable monthly and does not allow part-month rent, the parties should agree in writing whether the last payment covers the full month of September or only half. Half of Tk 20,000 is Tk 10,000. Clear wording in the agreement avoids this kind of doubt.
If the landlord holds an advance of two months (2 x Tk 20,000 = Tk 40,000), the agreement should also say whether this is adjusted against the last two months of rent during the notice period or refunded after the handover inspection.
How Long Should a Lease Term Be?
There is no single right answer. Consider:
For residential flats
- One year is common and easy to manage. It gives the landlord an annual chance to review rent and the tenant a clear decision point.
- Families with school-going children may prefer two years for stability. A landlord who wants long-staying, careful tenants may benefit from agreeing to that.
- Short terms under six months are usually for special situations such as temporary work assignments.
For shops, offices and commercial space
- Businesses invest in fit-out, signage and customer habits, so they often want three to five years or more.
- Landlords often combine a longer term with scheduled rent steps and a clear renewal mechanism.

What Happens at the End of the Lease Term?
