In many Bangladeshi homes, rent is still paid the traditional way: the tenant hands over cash at the start of the month, the landlord counts it, says thank you, and that is the end of it. No paper changes hands. Everything works until the day it does not: a tenant claims they paid March and the landlord's notebook says otherwise, a family moves out and argues about how much advance is left, or a company tenant's accounts department refuses to process the next payment without a proper rent receipt. A rent receipt in Bangladesh is a small piece of paper (or a digital PDF), but it protects both sides more than almost any other document apart from the rental agreement itself.
This guide explains why every rent payment needs a receipt, what a good rent receipt should contain, how to handle receipts for bKash, Nagad and bank payments, partial payments and advance adjustments, and how long to keep them. It is useful for landlords of houses, flats and shops, and for tenants who want to make sure their payments are properly recorded.
What Is a Rent Receipt?
A rent receipt (bhara rosid) is a written acknowledgement from the landlord, or someone authorised by the landlord, that a specific amount has been received from a specific tenant for a specific period and property. It is proof of payment. It does not replace the rental agreement; instead, it records that the tenant has performed their main obligation under that agreement for a given month.
A receipt can be handwritten in a carbon-copy receipt book bought from a stationery shop, printed from a template, or generated digitally and sent by SMS, WhatsApp or email. What matters is not the format but that it is clear, complete, and that both sides can refer to it later.
Why Every Rent Payment Needs a Receipt
Benefits for landlords
- Clean records: a numbered receipt book or digital log shows exactly who paid what and when. At the end of the year you can see your total rental income without guesswork.
- Fewer disputes: when a tenant says "I already paid for May", the carbon copy or digital record settles the matter calmly.
- Tax preparation: rental income is generally taxable under the Income Tax Act, 2023. Organised receipts make it much easier to prepare your return or hand documents to a tax adviser. Our guide on rental income tax in Bangladesh explains the broad picture.
- Evidence if things go wrong: if a dispute ever reaches the rent controller, a court or a local mediation, a clear history of receipts is valuable evidence of what has and has not been paid.
- Professional image: corporate tenants, NGOs, banks and foreign tenants expect proper receipts and often cannot pay without them.
Benefits for tenants
- Proof of payment: the tenant's strongest protection against claims of unpaid rent.
- Advance and deposit tracking: receipts show how much of the advance (agrim) has been adjusted and what security deposit (jamanat) remains.
- Office reimbursement or house rent allowance: many employers ask for rent receipts or an agreement copy for house rent allowance records or tax purposes.
- Address proof: a rent receipt together with the agreement is sometimes used as supporting proof of address.
Simple rule: No receipt, no proof. If money changes hands, a receipt should change hands too, even if the landlord is a relative or a long-time acquaintance.
What a Rent Receipt Should Contain
A good receipt answers six questions: who paid, who received, how much, for what, when, and how. The table below lists the essential and recommended fields.
| Field | Why it matters | Essential? |
|---|---|---|
| Receipt number (serial) | Makes each receipt unique and shows if any are missing | Yes |
| Date of payment | Proves when the money was received (useful for late fees) | Yes |
| Tenant's full name | Identifies the payer | Yes |
| Property address and flat/shop number | Links the payment to a specific unit | Yes |
| Rent period covered (e.g. "June 2026") | Prevents confusion about which month was paid | Yes |
| Amount in figures and in words | Amount in words reduces tampering | Yes |
| Breakdown (rent, service charge, utilities, other) | Shows exactly what the total covers | Recommended |
| Payment method and reference | Cash, cheque number, bKash/Nagad TrxID, bank reference | Recommended |
| Balance due or advance remaining | Shows the running position after this payment | Recommended |
| Landlord's name and signature (or authorised person) | Confirms who received the money | Yes |
| Revenue stamp, where required | Some receipts above certain amounts may require a revenue stamp under stamp rules; check current requirements | Check locally |
On the last point: stamp requirements for receipts are governed by stamp law and related rules, and the thresholds and amounts can change. Rather than guessing, check the current requirement with a tax adviser or lawyer, especially if you issue receipts to companies who may ask for it.

Receipts for Different Payment Methods
Cash
Cash is where receipts matter most because there is no other record. Always issue a receipt at the moment of payment, never "later". If you use a receipt book, give the original to the tenant and keep the carbon copy.
bKash, Nagad, Rocket and other mobile financial services
Mobile payments leave a transaction ID, but that ID alone does not state the rent period or the property. A tenant might send Tk 15,000 that is partly rent and partly an electricity bill. The landlord's receipt should reference the TrxID and state clearly what it covers. Also note that personal mobile wallets have transaction limits set by the provider and Bangladesh Bank rules, so large rents may need to be split or sent by bank.
Bank transfer and cheque
Bank statements show the money arrived, but not what it was for. Record the cheque number or transfer reference on the receipt. If a cheque bounces, cancel the receipt in writing and issue a new one when payment is actually received.
Payment collected by a caretaker or manager
If a caretaker, manager or family member collects rent on your behalf, they should issue receipts from the same numbered book or system, not informal slips. Tell tenants in writing who is authorised to collect rent. This protects the tenant from paying the wrong person and protects you from money going missing.
Handling Partial Payments, Advances and Adjustments
Real life is rarely neat. Tenants pay part of the rent, pay two months at once, or ask for rent to be adjusted against the advance. Receipts should reflect exactly what happened.
Worked example: partial payment
For example (illustrative): monthly rent is Tk 18,000. On 7 August the tenant pays Tk 10,000 and promises the rest by 20 August.
- Receipt 1 (7 August): Amount received Tk 10,000 for August 2026 rent. Balance due for August: Tk 18,000 − Tk 10,000 = Tk 8,000.
- Receipt 2 (20 August): Amount received Tk 8,000, balance of August 2026 rent. Balance due: Tk 8,000 − Tk 8,000 = Tk 0.
Never issue a receipt for the full Tk 18,000 when only Tk 10,000 has been received, even if the tenant is trustworthy. That receipt would prove a payment that did not happen.
Worked example: advance adjustment
For example (illustrative): a tenant paid an advance of Tk 60,000 at move-in, agreed to be adjusted at Tk 5,000 per month against a monthly rent of Tk 20,000.
- Each month the tenant pays Tk 20,000 − Tk 5,000 = Tk 15,000 in cash or transfer.
- The receipt should show: Rent Tk 20,000; adjusted from advance Tk 5,000; received now Tk 15,000.
- After the first month, remaining advance = Tk 60,000 − Tk 5,000 = Tk 55,000. After 12 months: Tk 60,000 − (12 × Tk 5,000) = Tk 0.
Showing the remaining advance on each receipt prevents a very common end-of-tenancy argument. For the wider rules around advances and deposits, see our guide on advance rent and security deposits in Bangladesh.
Receipts for Shops, Offices and Commercial Tenants
Commercial tenancies usually need more formal receipts. Companies often require:
- The landlord's full legal name and, where available, their TIN, because the company may need it for its own tax records.
- A clear statement of any tax deducted at source. Certain tenants, such as companies and specified organisations, may be required to deduct tax from rent before paying the landlord. In that case the receipt should show the gross rent, the amount deducted and the net amount received. The deduction certificate from the tenant is an important document for your own tax return.
- Where VAT applies to commercial rent, the treatment can be complex. Check with a VAT consultant or the NBR rather than adding or omitting VAT on your own.
This is general information, not legal or tax advice. Tax and VAT rules change, so confirm the current position with a qualified tax adviser or the National Board of Revenue before relying on it.
Handwritten Book vs Printed vs Digital Receipts
| Type | Advantages | Disadvantages |
|---|---|---|
| Handwritten carbon receipt book | Cheap, familiar, no technology needed | Carbon fades, books get lost, totals must be added manually |
| Printed template (Word/Excel) | Neat, consistent format, easy to reprint | Needs a printer; files scattered across computers |
| Digital receipt (SMS/PDF/app) | Instant delivery, searchable history, totals automatic | Tenants without smartphones may still want paper |
Many landlords use a hybrid: a digital record for everything, with a printed copy for tenants who prefer paper.
How Long Should You Keep Rent Receipts?
There is no harm in keeping receipts for longer than you need them. As a practical guide:
- Keep all receipts for the whole duration of the tenancy, plus the period until the security deposit is settled and any dispute is closed.
- Keep receipts and rental income records for several years for tax purposes, since tax authorities can ask about past years. Ask your tax adviser how long they recommend in your case.
- Tenants should keep their receipts at least until they have moved out and received their deposit back, and longer if they claimed house rent allowance or used them for tax.
Scan or photograph paper receipts and store them in a cloud folder. Carbon copies fade over time and paper is vulnerable to damp during monsoon.
Common Mistakes With Rent Receipts
- "We'll do the receipt later": later often means never.
- No rent period on the receipt: a receipt that says "Tk 20,000 received" without the month is almost useless in a dispute.
- Issuing receipts for money not yet received: for a cheque, promised transfer or partial payment.
- Unnumbered receipts: without serial numbers you cannot tell whether one is missing.
- Mixing rent and other charges without a breakdown: leads to confusion about whether utilities or service charges were paid.
- Letting anyone collect rent: without authorisation and official receipts, money can go missing.
- Not recording advance adjustments: causes arguments when the tenant leaves.
- Refusing a receipt to a tenant who asks for one: this damages trust and may weaken the landlord's own position later.
A Short Checklist Before You Hand Over a Receipt
- Have I received the full amount written on the receipt?
- Is the rent period clearly stated?
- Does the amount in words match the amount in figures?
- Is the payment method and reference recorded?
- Is the balance due or remaining advance shown?
- Is it signed by me or my authorised person?
- Have I kept a copy (carbon, scan or digital)?
Final Thoughts
A rent receipt takes a minute to write and can save weeks of argument. For landlords it creates a clean income record, supports tax filing and protects against false claims. For tenants it is proof of every taka paid. Make it a habit: every payment, every month, a numbered receipt with the period, amount, method and balance clearly shown.
If writing receipts by hand has become a chore, Bariwala ERP (বাড়িওয়ালা ERP) records rent payments against each unit's monthly invoice, generates receipts automatically, tracks advance adjustments and outstanding dues, and can notify tenants by SMS. Whether you use software or a simple receipt book, the important thing is consistency: no payment without a receipt.
সাধারণ প্রশ্ন ও উত্তর
Is a landlord required to give a rent receipt in Bangladesh?
Giving a receipt for rent received is standard good practice and tenants are entitled to ask for proof of payment. Refusing a receipt damages trust and weakens the landlord's own records. For the exact legal position, consult a lawyer.
Is a bKash transaction message enough as a rent receipt?
A bKash or Nagad message proves money was sent, but it does not state the rent period or the property. It is better for the landlord to issue a receipt that references the transaction ID and states what the payment covers.
Does a rent receipt need a revenue stamp?
Receipts above certain amounts may require a revenue stamp under stamp rules, and thresholds can change. Check the current requirement with a tax adviser or lawyer, particularly for commercial or corporate tenants.
What should a rent receipt include?
At minimum: a serial number, date, tenant name, property and unit, rent period, amount in figures and words, and the landlord's or authorised person's signature. A breakdown, payment method and remaining balance are also highly recommended.
How should a partial rent payment be receipted?
Issue a receipt only for the amount actually received and show the remaining balance for that month. When the rest is paid, issue a second receipt for the balance.
How long should I keep rent receipts?
Keep them for the whole tenancy and until the deposit is settled, and keep rental income records for several years for tax purposes. Scanning paper receipts protects them from fading and damp.
Can a caretaker issue rent receipts?
Yes, if the landlord has authorised them and tenants have been told in writing. They should use the landlord's official numbered receipt book or system, not informal slips.
